Q: Can we use our own handyman?

A: Yes, however they must be licensed and insured, naming Changing Latitudes Property Management as additional insured. They must also complete a contractors agreement and abide by our rules in dealing with entry and tenants. 


Q: Do you charge extra for coordinating maintenance or getting a unit ready for rental?

A: No, this is part of the service we provide to you and is included in the management fees.


Q: How do you handle maintenance requests?

A:  Tenants with non-emergency maintenance requests must be made in writing. This protects all parties as it puts a date stamp on the request and can be tracked. It also prevents frivolous requests. We offer the tenant a portal by means to do so. 


Q: How much will my house rent for?

A: It depends. A number of factors are involved, not just the number of bedrooms and baths. The time of year, the rental market, current mortgage interest rates, school districts, age of home, amenities, etc. all play key factors of what you might expect to receive. Q: Should I allow pets?

A: This is a tough one, there are pros and cons. Please contact us to discuss both options. 


Q: What areas do you service?

A: For property management, we are currently servicing Orange, Osceola, Polk, Seminole and Lake Counties. For sales, we can list and sell anywhere in Florida.


Q: What types of properties will you manage?

A: We specialize in single family homes, condos and town homes, however, if you have a special situation, please ask. 


Q: Why must the utilities remain on during marketing?

A: 

  • The property cannot be properly cleaned or touched up.
  • Toilets cannot be flushed (and yes, they may be used during showings, even if the water is turned off).
  • The house starts to smell musty with no air flow.  Remember, Florida is a very humid environment, mold can take hold very quickly.
  • You do not want to limit yourself to only daytime showings. Most showings happen in the evening when prospective tenants get off work work.


Q: When and how do I get paid each month?

A: Owners are paid via Electronic Funds Transfer directly to your bank.  If you prefer a different method, just let us know.  Owner proceeds are processed generally 48 hours after the tenant payment has cleared our operating account. 


Q: Do you still charge when the property is not rented?

A: No, we only charge our management fee based on received rent.
